Position Summary

The Maintenance Manager is responsible for overseeing all aspects of the maintenance operational policies, objective, and initiatives in their assigned facility. As the Maintenance Manager you will direct a team of technicians in the preventative and corrective maintenance of equipment in a cultivation and production facility. This position is part of a management team that is responsible for the safe, efficient, fiscally sound, operation and maintenance of the facility, including all supporting properties and equipment.

Duties/Responsibilities/Tasks

  • Oversee the operational management and business activities of the maintenance department in their assigned facility including security, HVAC, plumbing, electric, fertigation, and CO2.
  • Responsible for driving the maintenance department to achieve and surpass goals and objectives, that will maximize output and minimize cost resulting in higher profitability.
  • Direct and implement SOPs, methods, policies, objectives to advance their department, and ensure continuing operations to increase productivity and guarantee regulatory compliance.
  • Repair mechanical equipment including pumps, gear reducers, seals, bearings, hydraulic/pneumatic systems, liquid fillers, bottle cappers, elevators, tapers, and conveyors.
  • Repair electrical equipment including motors, motor control centers, variable speed drives, transformers, pumps, kettles, form/fill/seal equipment, shrink banders, heat tunnels, ink jet machines, labelers, and electrical controls.
  • Maintain the facility and grounds.
  • Provide leadership and direction of facility maintenance during all routine, predictive, preventative, emergency, and outage maintenance activities.
  • Responsible for the planning, scheduling, and execution of all maintenance outages, including work performed by contractors.
  • Update and maintain the maintenance schedule for all predictive and preventative maintenance activities with the goal of maximizing availability. This is to include monitoring equipment run hours and rotations to ensure best maintenance practices are followed and integrated into the PM schedule.
  • Track consumable inventory levels and ensures that adequate supplies are available in reasonable quantities.
  • Manage the performance and outcomes of third-party contracts to perform activities, repairs, preventative maintenance on building equipment, and building grounds appearance in alignment with agreed upon KPIs.
  • Ensure quality, safety, GMPs and ISO standards are followed.
  • Manage department budgets and prepares financial analysis reports for Sr. Cultivation Manager.
  • Develop and implement strategies to reduce costs including but not limited to direct and indirect labor, product materials and capital investments by improving workflow, achievement of internal project dates and improving efficiency and effectiveness of the costs of production in facilities, engineering, equipment, operations, inventory levels and holding costs.
  • Lead the training and development of maintenance staff in accordance with company policies to motivate and drive the achievement of business objectives and to build, uphold, and support the values of the Company.
  • Partner with Human Resources to effectively manage the department workforce.
  • Manage employee schedules, timecard records, work hours, and vacation request.
  • Complete employee evaluations.
  • Utilize all internal tracking systems, ERP and QMS to ensure consistent products and high-quality control.
  • Operate as an inclusive leader; engage all associates in a manner that supports company strategy and retention.
  • Updates job knowledge by remaining aware of new regulations, participating in educational opportunities, reading professional publications, maintaining personal networks, and participating in professional organizations.
  • Readily available for emergency repairs in breakdown situations.
  • Perform other related duties and responsibilities as required or assigned.

Job Requirements

  • Bachelor's Degree in engineering or equivalent area of study or technical training in facility management preferred.
  • High school diploma, GED, or equivalent required.
  • Minimum eight (8) years' experience in a facility maintenance in a manufacturing environment.
  • Four (4) years' experience in management/leadership roles.
  • Advanced knowledge of mechanical, electrical, plumbing, HVAC, and security systems.
  • Strategic visionary with sound technical skills, analytical ability, good judgment, initiative, attention to detail, drive for change, getting organizational support, building ownership and commitment, making though decisions and developing others.
  • Ability to deliver results timely and in a pressure filled environment.
  • Must be able to stand for at least 6 hours per day and lift up to 50 lbs.
  • Must be authorized to work in the United States.
  • Must be 21 years of age or older.
  • Must be able to successfully register with the state's cannabis commission as an agent
  • Must be able to comply with all laws, regulations, and policies associated with the industry.
